Three other mechanics do most of the remaining damage, none of them obvious before you apply, and all three are things we can usually do something about:
- Your card limits, not your balances. A card you never use with a $20,000 limit counts against you as though you had drawn the lot. We check your limits at the first call, because closing unused cards is often the fastest improvement available to you. On plenty of Ballarat files it is the only change needed.
- The expense benchmark. Lenders compare the living costs you declare against the Household Expenditure Measure and assess on whichever is higher. We would rather you gave us an honest figure than an optimistic one, because an understated budget gets replaced by the benchmark anyway and the file loses credibility with it.

Two Thresholds We Check for Every Ballarat Buyer
Two settings shape most of the applications we lodge here, and both turn on price thresholds that have not moved with the market. We check you against both before you start looking, because they decide what you can afford as much as your income does.
The first is the federal 5% Deposit Scheme. Ballarat counts as regional Victoria, which caps eligible property at $650,000. Only Geelong holds the higher $950,000 regional centre cap in this state. That distinction catches out buyers reading national guidance, so we confirm which cap applies to you rather than letting you plan around the wrong one.
The second is Victorian stamp duty. As a first home buyer you pay none at or under $600,000, with a sliding concession to $750,000, and those thresholds have not moved since 1 July 2017 while prices rose. We put the duty figure into the deposit number we give you, because the gap between a $599,000 purchase and a $620,000 one is larger than it looks.
If you are building in the growth estates
The Ballarat West Growth Area drives most house-and-land activity here, and building rather than buying established changes your loan structure entirely. The point we raise first is that the combined land and build price counts against the $650,000 cap, not the land price alone, so we total the whole package with you before you sign anything.
