How We Work With You

You almost certainly arrive with a version of the same question: what can I actually borrow, and who will lend it to me? Answering that properly means we have to understand your income, your existing commitments and your deposit, and then know which lenders read that particular combination favourably. That is the part you cannot do from a comparison website.

Lender policy varies far more than advertised rates do. Two lenders assessing your identical payslips can reach materially different answers, because they treat overtime, bonuses, casual income, self-employment, rental income and credit card limits differently. We compare that policy rather than headline pricing, because on most files it is the policy and not the rate that decides whether your loan happens at all.

The first conversation is free and carries no obligation. If our answer is that you are better off waiting six months, or going directly to your existing bank, that is a legitimate outcome and we will tell you so rather than arranging a loan you would be better off without.

What happens after you contact us

We talk through what you are trying to do, work out a realistic borrowing figure, and identify the lenders whose policy suits your situation. We tell you that figure and a shortlist. If you decide to proceed, we prepare and lodge your application and follow it through valuation, formal approval and settlement, chasing the lender at each stage so you do not have to.

We do not lodge applications speculatively. Each one leaves a credit enquiry on your file, and a cluster of enquiries reads poorly to the next assessor, so we would rather spend the time identifying the right lender for you first than cast widely and damage your file doing it.

What We Are Legally Obliged to Do for You

Mortgage broking in Australia is regulated under the National Consumer Credit Protection Act 2009, and anyone providing you with credit assistance has to hold an Australian Credit Licence or be authorised as a credit representative of a licensee. It is worth knowing that this is a licence you can check rather than a claim anyone can simply make. Ask us for our number and verify it before you act on anything we tell you.

Since 1 January 2021 that licence has carried the Best Interests Duty with it. It requires a broker to act in your interests rather than the lender's, and where the two conflict, to prioritise yours. It is not an obligation a bank's own staff carry when they sell you that bank's products. That is the single clearest argument for talking to a mortgage broker before you talk to your branch.

What we have to disclose to you before you apply

Before you apply we give you a Credit Guide. It sets out who holds the licence, the lenders on our panel, how we are paid, the commission arrangements that apply, and the external dispute resolution scheme available to you. We would encourage you to read the commission disclosure in particular, because it tells you exactly what incentives we have, and you are entitled to ask us about anything in it.

If something goes wrong and we cannot resolve it with you directly, you can take the complaint to the Australian Financial Complaints Authority, a free and independent scheme that every credit licensee has to belong to. We will tell you how to do that rather than leaving you to find it.

Why where you are buying changes our answer

Knowing the area matters more in lending than you might expect, and it changes the advice we give you. The scheme price cap that applies here is not the one that applies in Geelong, so we check which one you fall under before you plan around it. Land size and zoning outside the urban boundary decide whether a lender will look at a property at all, which is why we ask for the listing before you make an offer. And a house-and-land package in a growth estate is a different application from an established home two suburbs away. We set each up accordingly rather than running one template over both.
